Charlotte Staging Expert Stresses the Importance of Home Staging

Home Staging is the art of preparing a house for sale.  The concept is everywhere from books to TV, and few people are unfamiliar with the process.  Staging has come a long way since it was pioneered in the 1990s by Barb Schwarz, The Creator of Home StagingⓇ and successful Westcoast RealtorⓇ.  It's gone international and everyone from real estate flippers to home builders, to Great Aunt Sally know they need to stage if they want to sell faster and for more money.

According to the National Association of RealtorsⓇ 2017 Profile of Home Staging, 77% of RealtorsⓇ surveyed said staging makes it easier for buyers to visualize themselves living in a home.  Buyers cannot see past the seller's personal effects, so that means declutter, depersonalize and clean top to bottom before the sign pops up in your front yard.  Listing photos drive the showings.  The house must be show-ready for the photos and kept show-ready for physical viewings for optimum results.  

An empty house can be cold and confusing to buyers.  Very few buyers can visualize furniture placement and room function.  "Buyers only know what they see not the way it's going to be.  You have to paint the picture of living in the home before they will buy the house," Schwarz said. 

In the Charlotte, NC Region there are many home stagers to pick from ranging from the seasoned to the inexperienced, and the luxury specialists to the investment focused.  "When it comes to hiring the right Stager it is crucial to check their references.  And make sure you hire someone who is professionally trained," advised Schwarz.  Schwarz recommends visiting some staged homes in person.

Budgeting for full service professional staging normally runs within 1-3% of the list price of the home.  Cathie Campbell, MIRM, with Carolina Spaces pointed out that the NARⓇ 2017 Profile of Home Staging notes 29% of sellers' agents reported an increase of 1-5% of dollar value offered by buyers on staged homes vs. non staged, and another 21% of respondants stated that staging a home increased the dollar value of the home between 6-10%.
